Terms & Conditions
1. Principal Terms
In this set of terms and conditions, the following words and expressions have the following meanings, unless otherwise defined :
● ‘Renter - refers to any individual or company utilising facilities of Common Ground Works Sdn Bhd for a fee.
● ‘Common Ground’ - refers to any location currently operating under Common Ground Works Sdn Bhd.
● ‘The Fee’ - refers to the monetary cost of the indicated rental price.
2. Meeting Room Booking Terms & Conditions A. Cancellation Policy
Where a reservation is cancelled, the Renter is responsible for any payment in which Common Ground is liable to any third parties.
1. Cancellation fee will not apply for any event/booking cancelled seven (7) working days before the day of the
event.
2. Cancellations and amendments for food and beverage orders confirmed three (3) working days before the day of booking/events will not be accepted.
3. Food items may be subject to change without prior notice (due to availability of ingredients) and will be
replaced with its equivalent.
4. All cancellations must be confirmed in writing.
B. Payment
Full payment is required upon confirmation. Renter is liable for any additional charges relating to usage of services within Common Ground including tax, where applicable. Total amount will be deducted from your credit card or your deposit at the existing prevailing rates on the day of use.
C. Deposit and Refunds
- A 50% security deposit is required to be collected upon confirmation (acceptance of quotation).
- Refund of security deposit shall be made to the Client not more than sixty (60) days after the event has ended.
- Common Ground reserves the right to deduct from the security deposit for any payment outstanding for any services provided. Such deduction shall not be deemed to be waived for any breach arising by the Renter of this agreement.
3. The Grounds Booking Terms & Conditions
A. Cancellation Policy
1. Cancellation fee will not apply for any event/booking cancelled seven (7) working days before the day of the event.

B. Payment
An Advance Payment of 50% for the usage of The Grounds must be paid at least five (5) days before the event/booking date.
C. Deposit and Refunds
For Advance Payment:
1. more than 48 hours before booking – 50% refund of the Advance Payment*
2. more than 24 hours but less than 48 hours before booking – 30% refund of the Advance Payment*
3. less than 24 hours before session – Advance Payment will be forfeited*
*Plus any third party costs incurred (e.g. catering, equipment rentals, videoconference test calls, etc.)
Clients/Members are required to pay 50% or half price if event/booking is completely cancelled less than three (3) working days and full price when cancelled less than 24 hours before the day of event/booking. Where the agreement is terminated before the event has even ended, the Renter is liable for full payment of any third party fees.
Communes or Boardrooms
Members: Bookings can be made directly on the Ambition Engine via your Common Ground account.
Non-members: Full payment must be made at least one (1) day before the meeting room booking date.
Cancellation charges:
● No charge for 4 hours onwards before meeting room booking time*
● 50% charges for 3-4 hours before meeting room booking time*
● 75% charges for 2-3 hours before meeting room booking time*
● 100% charges for 0-2 hours before meeting room booking time*
*Plus any third party costs incurred (e.g. catering, equipment hire, video conference test calls, etc.)
4. Indemnities
Common Ground will not be responsible for the safekeeping of any documents, marketing materials, equipment or personal belongings for the Client/Non-members. Any lost & found items left behind by the Client or their Clients will only be kept in Common Ground for up to two (2) weeks. All perishable items will be discarded directly after the event/booking ends. The Renter will be liable for any damage to the property during the period used and compensation shall be based on current prevailing estimate from contractor(s) to reinstate damage to its original condition.

A great work space for start ups and entrepreneurs, environment is nice and cozy with all needed office equipment provided. There is also Frank Laurent Coffee Roasters to provide you with much needed caffeine boost and light meals.

I needed a relatively quiet place to work and hold virtual meetings. Found this life-saving co-working space on Google map that's within walking distance of my parents' place while I was in town. I was greeted by a friendly receptionist. She walked me through the quick sign up process and gave me a short tour of the facilities. There is ample working space and hot desk availability for walk-ins. Pantry coffee is free-flow, along with a filtered water dispenser, and there are even calling booths if you need a private space for meetings. There is a cafe inside the facilities, and there are also plenty of dining options in the area if you prefer something else. I do recommend that you come here in the morning and stay for the entire day to fully utilize your walk-in rate. A/C can be freezing (I loved it ☃️) so bring a sweater if you're afraid of the cold. Overall it was a pleasant experience for me. I will come here again if I need a working space in the future.

I have a private room with two desks at this co-working space. Rent is reasonably priced considering the grade of their modern/new facility. Very happy so far. Interior design is mature and tasteful which I love as a designer. It’s located away from touristy areas of Penang, therefore filled with more serious local professionals. Managing team is very friendly! For private rooms: Three month minimum contract with two month deposit. If you sign up for 6 or 12 month, they give you discount. --- Update after a full year: they did a lot of adjustments to the facility and aircond temperature is well controlled now, very comfortable. Window-side rooms seem to be still warmer. TIME fibre internet connection is fast enough. I imagine they have added line capacity as the number of members increased. Over all, I am a very happy customer. --- Two and three-chair private rooms are always full. Make sure to put your name on a waiting list if you want to rent one. Bigger rooms and dedicated desks are available.

A comfortable & cozy place to relax.. for all kinds of gathering, even a solo respite. Goes with good coffee ☕ & delicious waffles 🧇 😋 .. BUT perhaps the staff can offer a complimentary plain water if one orders only the dessert.. 🤔

Jefferson and team rendered great assistance to us both during set-up and teardown of the event. It's a nice cozy place to do small, intimate event sessions. It would have made a difference if there was a projector installed which we could use to share content with the projector screen instead of a smaller TV panel.
